The Eswatini Civil Aviation Authority (ESWACAA) has invited expressions of interest from local and international companies and developers for the planning, financing, development, operation and management of commercial and Special Economic Zone projects within the King Mswati III International Airport precinct.
The expression of interest, EOI No. 03 of 2026/27, was issued on 11 September 2026 and closes on 2 October 2026.
ESWACAA said the initiative is intended to support the development of the airport precinct as an aviation, logistics, commercial and investment hub. The Authority is seeking strategic partners capable of financing, developing, operating and managing projects across a range of commercial and industrial categories.
The identified commercial property opportunities include an airport hotel, office and business park, retail mall and international conference facility.
The proposed airport city component includes a 200-unit residential housing estate, healthcare facilities, an aviation academy and a recreational park.
Special Economic Zone opportunities identified by ESWACAA include agro-processing and pharmaceutical activities, while the wider development programme also provides for a solar farm and a sanitary landfill and recycling park.
Cargo development forms part of the proposed investment programme, with opportunities including a cargo terminal with cold-storage and logistics facilities, as well as regional freight-forwarding operations.
Tourism-related development opportunities comprise a cultural village and an aviation museum.
Following evaluation of the expressions of interest, ESWACAA intends to verify applicants’ documentation and prequalify compliant companies and developers.
A request for proposals will then be issued to prequalified bidders. Only companies or developers that have been prequalified and approved will be considered for further participation in the airport development programme.
